The firm has two very experienced residential conveyancers in Michael Greenway in our Porthcawl office and Howard Jones in our Bridgend office. Together with a new young residential conveyancer in Bridgend, Kassey Davies, we also have very experienced executives and secretarial staff supporting the solicitors.
Whilst as a firm we have a good working relationship with most estate agents and financial advisers in the Borough, we are not reliant on any particular agents or financial advisers for introduction of work. Again, whilst we act for many people in buying a new build property from a builder, unlike some firms of solicitors we are not reliant on a particular builder insisting on clients using their preferred option. This means that we can maintain our independence which is important in advising our clients throughout the course of a particular transaction.
We appreciate that moving house can be a stressful time and we try to ensure that we maintain a good line of communication between ourselves and our clients. We appreciate that we need to be available to clients to deal with any queries and concerns throughout a transaction and aim to return calls as quickly as possible if we are unavailable initially. We provide detailed reports to clients on documents within the conveyancing transaction and explain everything in non legalistic terms. We always like to see our clients at the office to sign the Contract and Mortgage documentation rather than sending these by post, as it is important to discuss not only the paperwork in hand but connected matters such as joint ownership, and Wills.
If you are selling or buying a house please feel free to telephone us for a quotation. The fee we quote for a conveyancing transaction will be the fee we charge, unless the matter becomes protracted, when we will advise you of this and advise you of any additional costs. There are no hidden extras in our quotations. Some firms of solicitors will give a lower quote with regard to the cost of the conveyancing, but then quote additional fees for checking your identity, completing Stamp Duty Land Tax forms or for work connected with the mortgage. These items are a core part of the conveyancing process and are included in the work we do for the price we quote.
